As the nation's population structure becomes smaller, the number of single-person households continues to increase. As a result, small residential facilities such as urban living houses, small apartments, and officetels continue to increase due to greater demand. Officetels are legally classified as business facilities, but the demand continues to increase because they have the functions of housing together.
The purpose of this study is to analyze the factors that affect the rent of officetels in Haeundae-gu, the region with the highest supply and transaction volume as of 2019, and to analyze and reveal how the size of officetels, the elapsed time, the building-to-land ratio, and the number of parking lots per household affect the determination of officetel rent by region.
The analysis targets were Haeundae-gu (Jwa-dong, Jung-dong, and U-dong), which has the largest supply and trading volume of officetels as of 2019, and the data used in the analysis is a case of officetel transactions in 2,421 rooms in 95 Haeundae-gu, Busan (Jwa-dong, Jung-dong, and U-dong). The monthly conversion rent per unit area was set as dependent variables and divided into three types of officetel characteristics, building characteristics, and location characteristics. As a result, the exclusive area was significant in the residential characteristics, and the number of years of elapsed, height, building block rate, total number of households, and parking per household was significant in the location characteristics, and the distance to the bus was significant. Factors affecting positive (+) on the rent of the officetel were the height of the building, the building-to-land ratio, and the number of parking spaces per household, and the factors affecting negative (-) were analyzed to be the exclusive area, the elapsed time, the distance from the bus stop, and the distance from the park.
This study was conducted on Haeundae-gu, which has the most supply and transactions in Busan until 2019, and is meaningful in analyzing the areas of Jwa-dong, Jung-dong, and Udong, which have the most supply and transactions among Haeundae-gu. This will help us understand what needs consumers seek in the ever-increasing supply of officetels, what factors work in the real estate market for officetels rent, and will also provide investors and developers of officetels with a standard for identifying market characteristics and setting appropriate supply and cash flow budgets.
