도시 경제활동의 핵심인 상권의 공간 구조는 다양한 요인들로 인하여 끊임없이 변화한다. 상권 간의 상호작용과 공간 변화는 최근 더 가속화되고 있으며, 지역 내에서 인접한 상권들 간에 외연적 확산 및 쇠퇴현상이 관찰되고 있으나 장기간에 걸쳐 인접한 다수의 상권 중심지들 간의 관계와 변화 패턴을 분석한 연구는 부족한 상태이다. 이에 본 연구는 서울시 내의 홍대 일대 및 연남·합정·망원·서교·서강동 지역을 사례로 상권 중심지를 설정하고, 1999년부터 2019년까지 지역 내 상권 중심지들의 관계 및 변화패턴 특성을 밝힌다. 분석 결과, 상권 중심지의 변화 특성은 크게 세 가지로 구분할 수 있다. 기존의 거대한 주상권 중심지는 점차 외부로 확장되었으며, 인근의 중소규모의 상권 중심지는 축소되거나 사라졌다. 또한 주상권에 인접한 지역에 새로운 인접상권이 설정되는 현상이 관측되었다. 본 연구는 주상권과 인접상권의 관계가 양(+)의 되먹임의 다이내믹스를 따라 주상권의 영향력이 시간의 흐름에 따라 강화되고 인접상권의 상대적 중심성이 약화될 수 있음을 밝힌 데 그 의의가 있다.
A commercial district, the core of urban economic activity, continuously changes in its spatial structure. The spatial changes not only occur inside the district within a fixed boundary, but also affect adjacent commercial areas. Regarding this, previous studies have not systematically investigated a detailed dynamics of the spatial interactions and the underlying mechanisms based on a large-scale empirical dataset. To enhance the understanding of spatial interactions in commercial districts, this study utilizes the long-term-scale, esablishment dataset and explore the spatial dynamics in commercial districts in Seoul from 1999 to 2019. The study particularly focuses on understanding how adjacent commercial districts spatially change and interact with each other through the lens of existing urban theories. The results capture three patterns in the spatial dynamics: 1) the existing main commercial core continuously expands its spatial boundary, 2) the nearby small commercial cores gradually lose their centrality as the main core strengthens, 3) a new core appears in the very vicinity of the main core, and it rapidly develops. This study confirms that the influence of main commercial area can be strengthened, while adjacent commercial areas can be weakened according to the dynamics of positive feedback in the relationship between the main (high hierarchy) and adjacent (low hierarchy) commercial areas.
