(연구배경 및 목적) 공동임대주택 아파트의 경우 공동체의 역할이 중요함에도 불구하고 아파트 외부공간에 대한 주민들의 이용을 망설이게 하는 주폭, 방뇨, 이웃 간의 갈등 등 다양한 유형의 사회 병리적 행태가 나타나면서 대다수 주민들이 실제 아파트 외부공간을 이용하는 데에 제약적 요소가 되고 있다. 본 연구는 서울도시공사(SH)의 ‘공간닥터’ 프로그램의 일환으로 시행된 ‘마포구 성산1동 영구임대주택 단지의 외부공간 개선방안’ 연구 결과를 토대로 아파트 공유공간이 지닌 공공성의 가치를 회복하고 거주민의 실질적인 삶의 질 개선에 기여함으로써 바람직한 도시공동체의 활성화를 유도할 수 있는 아파트 공유공간의 계획 및 설계 방안의 제시를 목적으로 한다. (연구방법) 아파트의 공유공간이 가져야 할 역할과 기능에 대해 고찰해보고 공간의 안전과 활성화를 도모하기 위한 CPTED, 영역성, AIP 등의 개념을 적용해보고자 하였다. 아파트 거주민들에 대한 설문 및 인터뷰 결과와 현장실사 등을 통해 대상지의 공간이 가진 문제점을 분석하고‘제인 제이콥스’의 디자인 철학을 기반으로‘열림’,‘소통’의 공간 설계를 통해 ‘안전’과‘돌봄’의 도시공동체 형성에 기여할 수 있는 아파트 공유공간의 계획 방안을 모색하였다. (결과) 아파트 거주민들이 안심하고 편안한 공동체 활동을 영위할 수 있도록 하기 위해서 단지 내 공유 공간을 열림과 소통의 거점이 되도록 제안하였다. 사회복지관과 어린이집 등의 커뮤니티 시설이 있는 공간은 주민 간의 열림과 소통의 거점으로, 두 개의 하천이 교차되는 101동 주변은 자연과의 열림과 소통의 거점으로, 지하철역으로 이어지며 놀이터가 있는 마을 쉼터가 있는 주변은 지역사회와의 열림과 소통 거점으로 설정하였다. 이러한 공간별 디자인 제안의 핵심은 첫째, 새로운 거점공간의 형성, 둘째, 안전한 보행 동선 환경을 조성하는 것이다. 즉, 개선이 필요한 주요 공간 4개소를 공간별 개선 니즈를 고려하여 새로운 커뮤니티의 소통거점공간으로 개선하고, 주민들의 활동 동선을 토대로 단지 내 주 보행동선을 설정하고 이를 걷기 편하고 안전성을 확보한 보행환경으로 조성하고자 하였다. (결론) 본 연구의 결과는 사회적 약자를 위한 공공임대 주거단지에서 더욱 두드러지게 나타날 수 있는 현대 도시의 사회적 문제를 공간을 통해 개선하고자 하는 공간 복지의 실천적 대안의 한 예시가 될 것이다. 또한 아파트 단지 주민들이 서로 우호적인 관계를 맺으며 그러한 관계를 기반으로 서로를 지켜주고 돌볼 수 있는 협동의 공동체, 그리고 그것을 지역사회로 확장시키고자 하는 공간적 시도로써 의미를 가진다.
(Background and Purpose) In the case of multi-family apartments, although the role of the community is important, various types of socio-pathological behaviors, such as drinking, urination, and conflict between neighbors appear, and residents hesitate to use common spaces. This is a limiting factor in using outside spaces, and hinders community activities. This study proposes a design plan for the outside common space of an apartment, which can vitalize a desirable urban community by improving the actual quality of life of the residents, based on the research results of the “SH Space Doctor” program. (Method) This study examines the roles and functions of the common space of an apartment using concepts such as CPTED, territoriality, and AIP to promote the safety and vitalization of the space. It analyzes the problems of site space through surveys, interviews of apartment residents, and on-site inspections. It also suggests common spaces of “safety” and “communication” design, which can contribute to the formation of an urban community of “care,” based on the design philosophy of “Jane Jacobs.” (Results) To enable apartment residents to engage in comfortable community activities, this study proposed the shared space as a base for openness and communication. The space with community facilities such as social welfare centers and daycare centers serves as a base for openness and communication among residents, and the area around the 101 building, where two rivers intersect, is a base for openness and communication with nature. The surrounding area, leading to a subway station and a village shelter with a playground, was set up as a base for openness and communication with the local community. The core design strategy is first, the formation of a new base space, and second, the creation of a safe walking environment. In other words, four major spaces in need of improvement are developed as communication base spaces for a new community, considering the improvement needs of each space, and a main pedestrian path based on the active movement of residents is created for convenience and safety in a pedestrian environment. (Conclusions) The results of this study have significance as a practical alternative to spatial welfare to resolve social problems in modern cities, which may appear more prominently in public rental housing complexes for the socially disadvantaged. In addition, it is a spatial attempt of expanding a cooperative community into local communities, where residents of apartment complexes form friendly relationships and take care of each other.
