본 연구는 공동체주택이 건설된 지 10년이 경과되어 거주자에 의한 공동체주택에 대한 거주후 평가가필요하여 시작되었다. 본 연구의 목적은 거주자가 자가소유형 공동체주택의 특성에 대해 평가하여 공동체주택의 시행주체와 거주자에게 건설과정과 생활에 필요한 정보를 제공하는 것이다.

조사방법은 소행주 마을기업이 건설한 공동체주택12동의 거주자에게 설문지를 온라인으로 배포하여 65 부를 수집하였다. 분석방법은 SPSS프로그램을 이용하여 빈도, 평균, t검정, ANOVA를 분석하였다. 연구결과는 다음과 같다.

첫째, 거주자는 참여형 설계의 만족도가 높았으나, 자신의 공간에 대한 지식과 전문가의 정보제공을 부족해 하였다. 둘째, 거주자는 공동체주택 건설과정과 병행하는 커뮤니티 형성 및 교육, 건축 행사 등의 모든프로그램의 만족도가 높았다. 셋째, 거주자는 커뮤니티실의 활용도가 가장 높았고, 엘리베이터 홀, 옥상의 활용도도 높았다. 넷째, 입주후 거주자는 생활규약 제정을 원하였고, 이웃으로부터 관계 형성, 육아, 자녀성장에 좋은 영향을 받는다고 평가하였다. 각각의 공동체주택에서는 모임, 파티 등의 주거문화를 형성하였다.

연구결과를 바탕으로, 공동체주택의 시행사는 참여설계 과정에 수요자에 대한 전문가 교육 정도, 수요자의 공간요구 반영정도에 대한 지침이 필요하다.
