Vietnam has been maintaining constantly high economic growth since the establishment of DOI MOI policy in 1986, achieving 7∼8 percents of consecutive economic growth in last 5 years. Vietnam has much potential for South Korean construction companies. However, there aren't much studies on apartment plans for developing countries.
Therefore, we are going to study environmental and sociocultural aspects of this newly emerging market and investigate the trends on apartment market and planning in order to research the characteristics for future apartment plans.
We took 110 unit planes in 20 districts in Ho Chi Minh City, analyzed 68 samples we chose according to area and compared with similar cases in South Korea.
Speaking of environmental and sociocultural aspects of Vietnam, the territory is vertically 1,650 kilometers long. And the country has underwent a series of invasions by foreign forces, making their own culture and foreign culture fusing together to make up exotic culture instead of leaving their own traditions diluted.
Since South and North Vietnam's unified in 1975, limits on personal possessions of real estate has been keep until amendments of housing codes in 2005. Since then, codes like about owning house of foreigners has been revised. In 2009, Decree which permitting possession of apartment for foreigners is established.
Following is an enumeration of analyzation methods being used in this research: Technical statistics, Cross-analyzation, Justified graph, Space syntax analyzation, Integration diagram. S3 Convex Analyzer v2.1 was used as an analyzation software.
Speaking of correlation of L.D.K, sight is open from kitchen through dining room in South Korea. However, In Vietnam, kitchens are usually formed independently, making sights closed to dining room.
In flat configuration, rooms tends to differentiate more than South Korea and higher chances of exposure of living room and kitchen without screening of sights from outside.
Divisions of public area and private are generally clearer than South Korea and Number of average bed rooms are lower than South Korea.
