The Purpose of this Study aims to analyze practicing and characteristic on the cases of increasing foreign residents rental in recent and to suggest problems and improvements about foreigners' rental.
To do so, this paper is to study increasing patterns of foreign residents and practicing of real estate purchasing in Korea form reference data and to grasp practicing of foreign residents rental from cases of variation real estate contracts of dwelling.
The characteristics of foreign residents rental are divided into three patterns focusing on lessor ( personal and rganization), the type of residental location( Haeun dae New town, Marin City, and etc ) and the type of rental ( Lease, monthly rent, and etc).
For classifying this research,the extent of district for three patterns started with cases of foreign residents contracts in Busan, Haeun dae. and the extent of period has been required rental contract cases of foreign residents for several years until from now on, focused on case by case.
The major findings from analysis practicing and characteristics of foreign residents rental are as follows: The majority of foreigners' rental contracts is monthly rent type and to rent one studio room in Haeundae New Town, an individual included in America and having nationality of the American continents.
Most contract cases are revealed that foreigner residents for rental contract in Haeundae-Gu have aids form a native colleague of his/her belonging to company ( or organization ) or participator.
The findings from problems and improvements above mentioned practicing and characteristics of foreign residents rental are as follows: First, tenants touching the real estate agency for contract for the first time have trouble with connecting not visiting directly at real estate agency but e-mailing or calling the pay phone. So in this case the ways of connecting easily between foreigner wanting to rent house and real estate agency are needed to foreign residents rental. Second, the management of Global Real Estate Agency should be run for foreigner residents to advance their contract and to search leasehold estate easily without language abstacle. Causing of the necessity about that , 19 Global Real Estate Agencies have been appointed and run by the city government office concerned in Busan recently.
Nevertheless, To use 19 Global Real Estate Agencies is limited for foreigner residents from another countries to find easily in Busan because of deficiency of publicities, so should be considered improvements.
Lastly, Those days Busan is progressed as international city and real estate market, too. But in actually contracts for foreigner residents are used with Korean standard contract document form, most foreigner residents cannot comprehend contents on this contract form and about Korean real estate laws , so Korean agents make out both Korean and English contract form and then distribute to lessee and lessor to charge the document. To do so, regulation of real estate is also needed to revise at more and more increasing Global Real Estate Market.
