The purpose of this study aimsto analyze on the characteristics of housing preference by change ofpopulation and households. In recent, according to the statistical data increasing of households has been rising more than increasing of population, the supply of houses has been growing rather than increasing of households.(1985~2010)
These data presented that each of population, households and housing was growing to 8.9%, 33.8% and 53.4%. for 15 years.(1985~2010), increasing rates of housing numbers was the highest with 30.1%, after that showed decreasing tendency in 1990~1995. The number of average per households decreased from 3.40 persons to 2.69 persons.
The majority of these changes is associated with divided households rather than increasing of housing supply and representative of households was changed from 3~4 persons households to 1~2 persons households for 1995~2010.
Each of 2 persons households and 1persons households was 24..3%, 23.9% and small size households were occupied recently. In other words, 1 person households dwells in individually housing (59.4%) and 4 persons households dwells in apartment (65.3%) and 1 person households prefers to monthly rental a but 4 persons households prefer to their own house in typical of occupation.
Especially, rates of woman households have been growing. That is to mean rates of woman households to be higher and to progress with aging society. Also, the baby boom generation is a main agent of price increase of real estate market, in favor of real estate property, investing more than 75 percent of their household assets. most of them are expected to remove their housing and the change in real estate market will take place due to residence movement and aged preparation along with the preparation of residence for later years..
Thus,the characteristics of this change will be reflexed in recent real estate market and that is trend for appropriate generation to make compact city.
