본 연구는 연구대상 지역의 1955년~1963년 출생한 베이비부머 세대 전체 집단의 주택소유 특성을 파악하는 것이 목적이다. 연구 방법은 부동산의 부동성 및 개별성으로 인한 부분시장 분석 방법 중 인구·사회적 변수에 의한 시장의 세분화 방식에 기초하고 있다. 연구 분석에 사용되어진 자료는 행정안전부의 주민·주택 자료로, 세대주를 중심으로 주택소유 유무, 출생연도, 성별, 배우자 유무, 직계존속 및 직계비속수, 소유주택 규모, 소유주택 유형으로 구성되어 있다. 연구분석 방법으로 기술(記述)통계분석 및 로지스틱 회귀분석을 사용하였다. 로지스틱 회귀분석 결과 베이비부머 세대주의 출생연도가 높아질수록 즉, 나이가 적은 베이비부머가 나이가 많은 베이비부머보다 주택소유 확률이 낮아지는 것으로 나타났다. 반면 남자세대주가 여자세대주보다 주택소유 확률이 높고, 배우자가 있는 경우와 가족의 수가 많을수록 주택소유 확률은 높은 것으로 나타났다. 또한 강남지역에 속한 방배4동 세대주가 강북지역에 속한 삼선동의 세대주보다 주택소유 확률이 높은 것으로 나타났다. 본 논문의 연구대상인 2동 전체 베이비부머 세대주의 주택소유 유무 및 주택소유 특성을 분석한 연구 결과는 향후 고령자에 편입될 베이비부머 및 고령자를 위한 주택정책 마련 기초자료로 활용될 수 있다.The purpose of this study is to analyze the characteristics of home ownership pattern for the two groups of baby boomers who were born in 1955∼1963 in Seoul, Korea. Real estate market can be divided into many distinct submarkets in terms of immobility and individuality in real estate. This study focused on the market segmentation based on demographic characteristics. The data used in this paper are the housing and demographic survey data, which come from Ministry of Public Administration and Security. The specific variables in the data are home ownership, birth year, sex, spouse whether present or not, numbers of people in a household, home size, home type. Various descriptive statistics and logistic regression are used for the empirical analysis. The research results show that the probability of home ownership is lower as baby boomers who were born in 1955∼1963 get younger. In contrast, the results suggest that the probability of home ownership is higher in the case where: the householder is men rather than women; people live with their spouse; the number of people in a household are larger; the householder live in Bangbae 4-dong rather than those live in Samsun-dong. By examining the status of home ownership by baby boomers and analyzing the characteristics of home ownership, this paper suggests that the regression results could be used as one of guideline for establishing the housing policy on the aged society.
