When a real estate auction is opened, the executive officer surveys the current condition, prepares a current status survey, and submits it to the court. It becomes a statement of the sale which is one of the most important documents in real estate auction. Participants get information and participate in the auction through this status survey and statement of sale. However, due to the lack of information in the current status survey, bidders may not be able to obtain proper information. In this regard, this study intends to help identify problems in the auction participant's part among the executive officers' system and help the auction be activated through improvement. First, problems of the executive officer system were identified through previous studies, and I tried to find problems in the position of experts through interviews with 25 professionals related to auction and executive system. Based on the problems found through previous studies and expert interviews, a questionnaire was prepared and the results were derived through a questionnaire survey on whether 330 people with auction bidding experience need improvement. The results of this study were used as data for the study on the rational operation of the executive officer system in court auction, and based on the results of these studies, the following improvements to the problems of the executive officer system are proposed. First, the current status investigation system should be improved. Second, the negotiation system of the executive officer should be introduced. Third, strengthening the executive officer's authority is necessary. Fourth, it is necessary to collaborate with the executive officers and public institutions. As mentioned above, the court auction should be boosted through the improvement of the executive officer system, and it should be changed into an auction market where anyone can participate safely.
