본 연구의 목적은 월세로 거주하는 청년층 1인 가구를 4가지 지역(수도권 내 서울과 경인, 비수도권 내 특·광역시와 비특·광역시)으로 나뉘어 사회경제적 특성과 주거실태를 비교하고 주거비와 주거환경 평가의 결정변인을 분석한다. 2020년도 주거실태조사에서 추출한 총 2,110 가구를 통계 분석한 결과, 청년층 1인 가구는 수도권보다 비수도권 지역에 1.6배 더 많이 거주하였고, 모든 지역에서 대졸 이상의 고학력 30세의 남성 임금근로자였으며 슈바베 지수로 빈곤층이었다. 보증금과 임대료가 가장 높은 서울 가구의 소득대비주거비가 가장 높은 동시에 주택유형, 주택규모, 주택연수 등 물리적 주거 조건이 가장 열악한 주거빈곤층인 반면 동일 생활권의 서울보다 주거 관련 비용이 상대적으로 저렴한 경인 지역 가구는 높은 소득으로 주거비 비율이가장 낮았으며 이는 근로활동 참여율과 소득이 비교적 낮아 주거빈곤층인 비수도권 가구보다 더 낮았다. 또한 조사대상 가구 대다수는 원룸형 구조의 단독주택이나 비주택 거처에 거주하였고, 그 비율은 노후주택과 비주택 거처의 거주 비율이 높은 수도권이 비수도권보다 더 높았다. 한편 주택만족도는 비특·광역시에서, 전체적인 주거환경 만족도는 서울에서 높은 반면 경인 지역은 두 가지 만족도 모두 가장 낮았다. 주거환경 요소 중 생활환경의 주차시설과 이웃과의 교류는 모든 지역에서 불만스러운 항목이었고, 주거환경의 도시기반시설 요소 중 대중교통이 전 지역에서 가장 만족스러운 항목이었으나 문화시설에 가장 불만족하였고 특히 경인 지역의 불만이 가장 컸다. 도시기반시설에 대한 높은 만족도로 견인된 서울의 높은 전체적인 주거환경 만족도는 가장 낮은 주거환경 만족도를 나타낸 경인 지역과 대조적이었다. 조사대상 가구의 주거비 부담 영향변수는 모든 지역에서 근로 활동 참여가 공통적으로 주효하였고, 구체적으로 슈바베 지수는 근로여부와 주택유형이 전 지역의 공통 결정변인이었으며 소득대비주거비는 근로여부와 소득이 설명변수였다. 또한, 주거환경 평가에서 주택 및 전체적인 주거환경 만족도의 설명변수는 지역에 관계없이 공통적으로 생활환경 만족도와 도시기반시설 만족도였다. 청년층 1인 월세 가구는 연령, 가구유형, 주택점유형태에서 열세라는 내생적 특성, 노동시장의 불리한 지위로 인한 제한된 소득, 높은 주거 관련 비용과 월세 우위 임차시장이라는 외생적 특성으로 과도한 주거비를 부담하는 주거빈곤층이므로, 주거비 저감을 위한 지원 전달체계의 재편과 동시에 고용, 주거, 대중교통, 문화체험의 4가지 요소가 아우르는 주거지 공급 방안이 뒷받침되어야 할 것이다.This research aims to compare socio-economic and housing statuses of young singles residing in rental housing across four distinct areas (including Seoul and GyeongIn of Seoul Metropolitan Area (SMA), and metropolises and non-metropolitan areas of non-SMA) and to explore factors affecting their housing affordability and residential assessment. In doing so, the cross-sectional study identified 2,110 young renters from the 2020 Korean Housing Survey (KHS) and conducted statistical analyses. The statistical results revealed that most of the renters were male, highly educated, salaried workers aged 30s and their housing costs were so excessive that they were trapped in housing poverty. It’s found that the singles in SMA had higher educational attainment, earned higher wages, were more actively involved in economic participation and paid higher living expenses than their counterparts in non-SMA. Due to high living costs, young renters in Seoul were poorly housed and spent more than 30% of their income on housing, suffering from housing poverty. Meanwhile the housing cost-to-income ratio in GyeongIn was lower than nonSMA but the satisfactions with both housing and residential environment were the lowest. All single renters were satisfied with public transportation, they were dissatisfied with parking spaces and social network and discontented with cultural services. Further, the regression analysis indicated that housing affordability index including both Schwabe index and housing expense ratio was primarily explained by economic participation across all areas, and residential assessment was largely influenced by satisfactions with livability and urban amenities. Thus, the findings imply that it’s of importance to reduce housing burden of young single renters by increasing their income and simultaneouly by lowering housing-related expenses.
